ABOUT TITLE INSURANCE
An Owner’s Title Insurance policy (“Owner’s policy”) protects one’s ownership of real estate and the improvements located on the land. The real estate may be sold to you without the knowledge of the party having a right or claim in and to the property. In addition, you may purchase the real estate without having knowledge of these rights or claims. The rights or claims could remain attached to the title to the property that you are buying until they are extinguished.
Title Insurance provides coverage for future claims or losses due to title defects which are created by some past event prior to acquiring the property. The original premium is your only cost as long as you own the property.
In the event of a covered matter in the policy affecting your title, your insurance policy may protect you in various ways, including: (1) Defending your title, (2) Bearing the cost of settling the covered matter, or (3) Paying you for the loss due to the covered matter.
A Lender’s Title Insurance policy (“Lender’s policy”) protects the Lender and covers the outstanding balance on the loan, but it does not protect you as the homeowner. All major lenders require the borrower to purchase a Lender’s policy for the protection of the lender only.

Mrs. Story is Signature Title’s on-site attorney, operating partner, and manager. She grew up in Farragut and received her J.D. from the University of Tennessee School of Law in 1996. She is a Vol fan and enjoys spending time with her daughter, Rebecca, a scholar athlete at Stanford University and her son, Stacy, a college student at The Haslam School of Business at The University of Tennessee. Mrs. Story loves real estate law and is available to answer all of your title and real estate questions to make your closing go smoothly.

Mrs. Sublett is responsible for overseeing our escrow accounts. She handles our daily and monthly reconciliations, balancing and disbursements of files. She is a licensed title agent that works closely with our title underwriter, attorney, and auditors. In addition to her escrow duties, she is one of our closing agents with superior understanding of the title industry. She loves a challenge and will go the extra mile to ensure that your closing is a success.
